Projects

Arkansas Short Line Railroads Appraisals for Estate Taxes
RII worked with this company's attorney to develop this appraisal for this railroad family's estate taxes, which included 4 operating shortline railroads in the state of Arkansas, including LLC discounting for powers, marketability, and percentages. The valuation involved review of the holding company's joint financial statements as well as performance and traffic for each railroad to determine the base FMV, then applying the discounts according to state law. The project involved special circumstances regarding reporting errors with the railroad interline settlement system for one of the railroads, which RII was able to solve for purposes of the estate tax valuation.
Sierra Railroad Company STB filing for Offer of Financial Assistance
RII worked closely with Sierra's attorney's to determine which property within the right of way was reversionary to the original owners and which property could be treated as fee simple for valuation. The work included review of deed language, tracking down of deeds and reviewing previous title search results to develop the formulae and total acreage to be evaluated. RII then performed the valuation of all right of way land and track, applying relevant discounts and adjustments for corridor property appraisal.
