Market Analysis for prospective Transload Facility, Car Cleaning and Storage-in-Transit Yard in Dayton, TX
RII’s work has included multiple feasibility studies for this facility located in Dayton, TX, examining the capital costs for improvements, traffic in the areas, types of services and demand forecasting, revenue projections and return on investment. Studies have involved customer surveys with the major shippers in the heavy petrochemical area, interviews with serving Class I carriers and stakeholders at the Port of Houston, and assessment of competing facilities in the area for similar services and potential market share.
Safety Practices and Liability for Intermodal Facility Operations Cases
RII has served in several cased involving operations in Intermodal facilities. RII developed the operational costs, carload traffic and projected revenues for 3 rail service companies owned by Patriot Rail as part of a larger acquisition deal. Facilities included:-Lakeshore Railcar and Tanker Services for car cleaning, railcar repair and transloading for rail hoppers and tank cars-Global Rail Transfer Co. for unit train coal transloading-Foster Townsend Rail service for car cleaning, derailment clean up and transload
Sales Package for Transload Facility in Bakersfield, CA
RII developed the sales package for this premier transload facility located on BNSF in Bakersfield, CA. Work included an assessment of the financial condition of the company, operational profitability and assessment of a GCV values. Analysis was developed into a graphic marketing package illustrating the facility, its capabilities, its many benefits and the projected revenues and EBITDA. RII was also involved in distributing the package to selected industry players and investors interested in acquiring such a property. RII was also involved in vetting new business opportunities for the facility, including handling unit trains of oil, capital costs for additional facility track, operational economics for handling the trains and resulting profitability and return on the investment.
Evaluations of Commercial Property with Rail Infrastructure
RII has performed evaluations for numerous rail-served industrial facilities with rail infrastructure on site. RII is able to evaluate the commercial property as well as the unique values for salvage rail components, specialized rail equipment, machinery, tools and facilities. Rail can also develop income values, lease values and return on investment for properties based on specialized rail operations costs and revenues including ancillary rail services and carload traffic by commodity.
